Construction is underway on an Aiea property that’s being converted to medical condominiums.
A new parking garage is being built, which is taking away many of the parking stalls on the property for the time being. Also, it has been an inconvenience for some of the workers and customers.
Developer Peter Savio updated the Aiea Neighborhood Board Monday night.
The new parking garage is being built in the back of the building, where the old parking lot used to be.
“The garage is 490 stalls, but there will be parking for up to 600 cars,” Savio said.
Savio bought the property in 2012 and is converting the office complex into medical condominiums.
“We just about completed the condo conversion. We’ve started the closing process,” Savio said.
The property was known for decades as “Newtown Square” and is now called the “Mary Savio Medical Plaza at Newtown.”
“We are expecting somewhere between 60 to 100 doctors will be on the property. We still have about 12,000 to 15,000 square feet of space available. We expect that to be sold out probably closer to Christmas,” Savio said.
About a dozen of the new condo owners have already moved in, but some others who plan to eventually move out, like psychiatrist Dr. Michael Zafrani, are still there.
His lease already ended, but his new place behind Cutter Ford won’t be ready for another couple of months.
“So I’m here subletting from the doctor who bought my place, but he’s not moving in for about another half a year,” Zafrani said.
Construction of the new parking garage has meant fewer parking stalls on the property for the time being.
During the daytime, there’s valet parking. There’s also parking across the street with a shuttle service.
“My patients have told me candidly that if I stayed here and the parking stayed the way it was they would stop coming to me. It’s terrible. Very inconvenient for them to go through the valet,” Zafrani said.
“Little bit of humbug, but it’s free,” Savio said.
The new garage is expected to be completed by the end of this year.
“So it’s going to be quite large and very spacious, and it’s going to make it a much better building and much more convenient for the patients,” Savio said.
After the parking garage is finished, crews will then start building an additional four-story building on the makai end of the property, which will also have medical condo units.
Construction for that project should take about eight months to complete.
