It’s known as Oahu’s second city, but Kapolei’s business district is lacking a key element. That’s according to developers who want to build the first condo towers in the area.
An open dirt lot home to bushes and weeds could soon be home to 580 new condo units in downtown Kapolei.
Developer Costal Rim Properties has a vision to build four towers at 10 to 12 stories each, or about 120 feet. The city currently allows for a 150 feet height limit.
“We are asking to for the ability to take this site and to do mixed use with it, still think it fits within the fabric and the intent of the long-range plan,” MVE Institutional Project Architect Geoff Miasnik said.
But the lot is zoned for commercial use. The developers need to first get approval before combining retail and housing into one.
The four-condo project would be half affordable units, more than the city’s 30 percent requirement for new projects in Kapolei.
“I think it’s great we’re talking about vertical development that saves farmland, and we have a lot of beautiful farmland out here that needs saving,” Kapolei Neighborhood Board Member Kioni Dudley said.
“I saw there would be senior housing, that’s a good thing. There will be a mix of retail and from what I’ve seen and the little bit of research I’ve done, it’s a good thing,” Kapolei resident Lena Kamae said.
“Those streets are only two lanes. How are you going to move your people, have a business, and try to get around the community?” Ewa Beach resident Glenn Oamilda said.
Meanwhile, the state has its own plans for the future of Kapolei to make room for more people in this second city. The governor released $40 million to build a new elementary school across from Kapolei High School.
It would be over 78,000 square feet for kindergarten through fifth grades and hold up to 750 students.
The state hopes to have it ready for classes by 2015.
